May 16 - May 16 Work, Life & Development in the Public Transit AgeAs the Bay Area population rises and development density becomes more intense, public transportation’s importance to regional commerce and quality of life will only grow.
Access to Caltrain has driven tenant site selection from San Francisco to Silicon Valley, and system ridership is at all-time highs. Electrification, a decade’s old dream, is now on the horizon, promising faster service, and by all expectations, more ridership still. The
corridor from San Francisco to Silicon Valley will be integrated economically as never before, and proximate real estate promises to gain even greater value. New housing development is being clustered at and near public-transit stations. The Bay Area Rapid Transit system has awarded a $772 million design-build contract for the first 10 miles of its 16-mile extension into Santa Clara County, with stations in Milpitas and East San Jose’s Berryessa neighborhood. The second six-mile leg would bring BART to Downtown San Jose and Santa Clara.
BART General Manager Grace Crunican and Caltrain Executive Director Michael Scanlon provide an exhaustive and forward-looking overview of their systems’ plans, timetables and challenges with a special emphasis on business opportunity for the real
estate community.
Wilson Meany Sullivan’s Christopher Meany provides industry perspective and an insider’s view of the 83-acre Bay Meadows development: its genesis, its current status, tenant interest in the planned offices and its development horizon.
Egon Terplan, an economic development, transportation and planning expert, introduces the panel discussion with a view on the relationship between economic vitality, the innovation economy, land planning and strong public transit.

Rex Hime, the President and Chief Executive Officer for the California Business Properties Association, is a native Californian, graduated from the University of California at Davis with a B.A. in Political Science and received his law degree from the UC Davis School of Law. With a membership of more than 12,000, CBPA is the designated legislative advocate for the International Council of Shopping Centers (ICSC), the California chapters of the National Association of Industrial and Office Properties (NAIOP), the Building Owners and Managers Association of California (BOMA CAL), the Institute of Real Estate Management (IREM), the Retail Industry Leaders Association (RILA), the California Downtown Association (CDA), the CCIM of Northern California, and the Association of Corporate Real Estate Executives (ACRE) of Southern California.
Aware of not only the excessive costs that have resulted from the uncontrolled growth of government, but also the ever-burdening restrictions placed by government on the private sector, Rex has been outspoken against any such interference. Rex helped to create the coalition that stopped the threat of split roll tax. He also provided leadership to the coalition of interests that achieved passage of the law prohibiting commercial rent control in California - making it the only state to enact such legislation. Rex also brought together a coalition of the business and disabled communities to successfully achieve passage of landmark legislation redefining the approval process for drive-throughs in California.

Avoiding such a catastrophe and, better yet, prospering in 2011 and beyond, is the impetus behind Ingersoll’s extensively researched handbook: Real Estate Tsunami Survivor’s Guide—Prospering in Today’s Financial Storm. This blunt, plain-talking guide outlines how to safely approach investing in commercial real estate in the current distressed market but is really for anyone who wants to better understand the crash of 2005-2007, the subsequent Great Debt Implosion, how it affects every aspect of American life, and most especially what it means for future commercial investment in real estate.
Ingersoll offers specific advice on investing in today’s volatile economy, punctuating key points with jokes, stories, and metaphors that “will either make you laugh or make you want to call your elected officials and scream”
Ingersoll has 25 years experience as a trust officer, investment banker, builder/developer, and commercial real estate broker. A registered investment advisor and CCIM designee, he creates treasure maps for investors to safely navigate the treacherous investment waters of commercial real estate. The CEO of Safe Harbour Equity, Inc. and the vice chair of the California Self Storage Association, he serves on the board of directors of the Northern California chapter of CCIM. A regular columnist on distressed commercial real estate for The Registry Real Estate Journal, he is a passionate and outspoken presenter on the structural risks embedded in the fabric of our financial system.
Ingersoll will be signing copies of his book following the meeting. They will be for sale for $39.95.
